Who hasn’t dreamt of living in a property with its own moat? Well now you can! At least for a few days. This Tudor cottage high on the hill is great fun and perfect if you’re looking for total escape. There are six bedrooms with comfy, king-size beds. The kitchen is light and airy with doors that slide back to bring the outdoors in. You can eat inside or out and simply enjoy the remoteness of the property as you learn to become one with nature.

Outside House on the Moat is pure bliss, take to the water on a little rowing boat, explore the summer house complete with fishing rods for catching roach, rudd, skimmers and carp or light up the BBQ. Back inside, spend time in the large island kitchen with incredible views across parkland and fields. Or cosy up in the wood-beamed living room with comfy sofas and an inglenook fireplace.

House on the Moat was perfect. We go away every year as a group of 6 couples, and we all agreed this was by far and away the best weekend we've had! We like to all muck in together when cooking and this house was the perfect setting for it. There was plenty to keep us all entertained during the day too with loads to see and do in the area. Watching the stars at night in the amazingly clear skies from the hot tub was an absolute treat. Thank you Big House Experience - it's a weekend we'll always remember!

House on the Moat is set in 5,000 acres of beautiful parkland. Get out and explore the parkland on foot, or on one of the complimentary Pashley bicycles. Try rowing, fishing or paddle-boarding, go on a nature walk, enjoy a private picnic or take a swim in the nearby shared swimming pool.

Outside the estate’s parkland, House on the Moat is just a short drive from Suffolk’s celebrated heritage coast. Here, you can discover one of England’s finest piers at Southwold, enjoy famous fish & chips in Aldeburgh or make your own gin at the Adnams Brewery. For the adventurous, take to the waves in a RIB from Southwold with Coastal Challenger, or visit Go Ape, Suffolk’s biggest tree top adventure.

  • Is the House on the Moat close to the sea?

    Yes, House on the Moat is perfectly located to explore the beautiful Suffolk Heritage Coast. Here are some approximate distances to some of our favourite seaside towns:

    • Southwold: 12 miles
    • Aldeburgh: 14 miles
    • Thorpeness: 10 miles
    • Orford: 15 miles
    • Walberswick: 13 miles
    • Dunwich: 15 miles

  • Who is the swimming pool and tennis court shared with?

    The pool and tennis courts are shared with other local properties: Yoxford Manor, Garden's Edge, Suffolk Farmhouse and Suffolk Stables and Barn.

    The pool is sheltered in a hollow and accessed via a series of spectacular grass terraces designed by the renowned landscape architect Kim Wilkie. The swimming pool and hot tub are heated from 1 May to 30 September.

    House on the Moat also offers a private hot tub perched over the moat and open to the sky to enjoy the clear Suffolk nights.

  • Does House on the Moat have high chairs and cots?

    High chairs and cots can be provided at House on the Moat. Please let us know in advance. We do request that guests provide their own bedding for cots.

  • Do you allow fireworks?

    We don’t allow fireworks as they can frighten the livestock.

  • What is the nearest train station?

    Darsham station is approximately 1.5 miles from House on the Moat. Collections and drop-offs can be arranged.

  • What is the nearest airport?

    The closest international airport is Norwich International which is approximately 40 miles away. London Stansted is also easily accessible (approximately 78 miles away). Both can accommodate private jets. There is also a private airstrip adjacent to the estate which is available by prior arrangement.

  • Is there parking available at House on the Moat?

    Yes, there is plenty of parking available at House on the Moat.

  • Are pets allowed?

    Yes, well-behaved dogs are welcome at House on the Moat. We ask that guests keep their dogs on a lead in and around the estate ensuring dogs do not worry the livestock.

  • Can you accommodate helicopters?

    Helicopters can land in the parkland near House on the Moat by prior arrangement. Please contact us to discuss.

  • What are the check in and check out times?

    Check in is at 4pm on the day of your arrival and check out is at 11am. A later departure time can be arranged on request (at additional charge).

  • Can I arrange daily house-keeping?

    Complimentary housekeeping is available on request - one hour daily. Additional housekeeping can be arranged at additional cost.

  • Are there good local places to eat and drink?

    Yes, there are lots of wonderful places to eat out which are close to House on the Moat:

     

    Main’s of Yoxford (1 mile away from House on the Moat)

    Proud of using local produce and producers, Main’s of Yoxford is a family run restaurant with a great range of dishes for a relaxed weekend dinner. With a menu that changes each day to move with the seasons and availability, everything is cooked on the premises.

     

    The White Horse, Sibton (2 miles away from House on the Moat)

    A genuine piece of Tudor history, The White Horse is a traditional pub that welcomes those wishing to dine or just enjoy a quiet drink in the 16th century surroundings. This is relaxed informal country dining where locals and visitors mix easily. The White Horse has built a reputation as a foodie destination and freshness is at the heart of the menus.

     

    Darsham Nurseries (2.5 miles away from House on the Moat)

    Treat yourself to a leisurely breakfast or Sunday brunch at the Darsham Nurseries Café. There’s a Middle Eastern flavour to the lunchtime sharing dishes but Pump Street bakery bread, Aspall Cider and St Peter’s Brewery Beer on the menu keep it local.

     

    The Turks Head (19 miles away from House on the Moat)

    There’s a warm welcome for walkers here, especially those with dogs and the website even includes walking routes suitable for long muddy rambles with the family and your pet. Relax after your walk with anything from a bar snack, lunch or dinner by the log fire. In summer months eat outside and soak up the Suffolk sunshine in the beautiful pub gardens with its garden Jenga and other games. There’s a big choice of dishes using local meat and fish, a kids' menu and everything is homemade.

    Traditional beams and roaring log fires await you in this traditional 16th century pub and kitchen recently voted ‘Best Pub in Suffolk’. The Unruly Pig is all about relaxation and simple yet exquisite food. The fish and meat from the surrounding area are the influence behind the daily specials and if you have special dietary requirements then gluten, dairy free and vegetarian menus are always available.
