Deep in the Eden Valley, Catlin Estate offers an idyllic escape for up to 40 guests. This exquisite estate, with a rustic barn and six cottages at the heart of it, is ideal for celebrations, family and friends’ get-togethers, and corporate events. Socialise in the barn, where you can party, play games and watch TV in the drawing room. Follow the grand staircase from here to the private bar above, where soft lights, comfy seating and a collection of fine wines and spirits all hit the spot. For mealtimes and meetups, the glass room is a light-filled kitchen and diner, with electric Aga, two dishwashers and folding doors into the courtyard. If you’re dining in style, there’s a commercial kitchen for the chef and a smart dining room. The socialising spaces keep on coming, with an elegant billiard room and a versatile function room, complete with kitchen, bar and Sonos sound system.
Outside, the main courtyard has an impressive water feature, and a second courtyard has further peaceful seating areas. The estate takes in enclosed gardens, a wildlife pond and bluebell woodlands, all set within this quietly beautiful corner of Cumbria.
After exploring the Lake District, the Eden Valley and the Pennines - or relaxing at the estate - your sleeping quarters are either a luxurious ensuite bedroom in the main barn or a self-contained, courtyard cottage. There are any number of configurations, with zip-link beds, connecting cottages, a ground floor room, and the loft chamber double rooms with valley views. This space and flexibility make Catlin Estate a great choice for family gatherings, parties, or corporate retreats, leaving everyone feeling rested and refreshed.

What to Expect
We’ve tried to think about everything to make your stay at Catlin Estate just perfect. In all of our big houses to rent, we provide all the essential features to cater for a large group. Here’s a list of all the practical provisions we have at the house. If there’s anything you can’t see here but need, just ask as we’ll see what we can do.

What are the check in and check out times?
Check in is at 4pm on the day of your arrival and check out is at 10am.

How many cars can park at the property?
There is parking for 50+ cars at the property.

Are children welcome?
Children are very welcome at Catlin Estate. Travel cots and highchairs are not provided so please bring your own. Please note, parents should supervise children at all times as there is a deep water pond to the side of the property and a water feature with deep water in the courtyard. Please also note that children are not allowed in the billiard room.

Are pets allowed?
Up to four well-behaved dogs in total are allowed in the Bolton, Marton and Orton cottages only (see the list of bedrooms PDF for details of the cottages), for no additional charge. Dogs are not allowed on soft furnishings.

Are stag and hen parties allowed?
Respectful hen and stag parties are sometimes permitted, subject to prior agreement with the property owner. Please contact us before booking to discuss.

Can I arrange a supermarket delivery to the house?
Yes, you can order online with Sainsbury's for a delivery direct to the house. We usually suggest booking a delivery for after 4pm on the day of arrival.

How many guests can sit at the dining table?
There are different dining room options at Catlin Estate. The dining table in the formal Dining Room can seat up to 20 guests; The Glass Room dining table can seat up to 24 guests and for larger groups, the dining tables in The Hide can seat up to 40 guests.

What is the nearest train station?
The nearest train stations are Appleby (3 miles), Penrith (13 miles) or Darlington (30 miles).

What is the nearest airport?
The nearest airports are Carlisle Lake District (40 miles), Teeside International (52 miles) or Newcastle International (69 miles). There is an area for helicopters to land on the estate by prior arrangement.

Will you hold a damage deposit during our stay?
Yes, we ask to hold a cautionary deposit of £2,000 during your stay at Catlin Estate. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).

How do I book?
You can check availability and pricing and place your booking request online, or by calling our team on 01242 352 747.
When booking, we ask for a deposit of 33% of the total price, with the balance due 12 weeks prior to your stay (or the full balance when booking within 12 weeks of your stay).
