In two acres of Somerset heaven, Brookmoor Barn is a gorgeous retreat for 16 guests, plus an extra two for an additional charge. You can soak up the Exmoor views, swim in the heated outdoor pool (open all year), and snuggle up in the cinema room for movies or Sky TV on the big screen.
Mellow, earthy tones, beamed ceilings and natural textures evoke the charm of a French country house, where every space lends itself to happy moments together. Sink into wraparound sofas in the cinema room, warmed by the log burner, chat about life in the modern kitchen-diner, or hit the games room, for the American pool table and Bonzini football table. There’s also a Sonos sound system for your favourite tunes.
Outside, the terrace sweeps the length of the house. You could spend all day here, socialising in the comfy seating area, cooking on the gas plancha barbecue and lingering at the dining table. And, with a canopy and heating, it’s not just for sunny days. Alternatively, relax on loungers around the heated pool, dip into the outdoor and indoor hot tubs and the sauna, escape to the cabana hut beside the pond, or enjoy lawn games and table tennis.
Nearby, walk in beauty across Exmoor and the Quantocks, visit the beaches of North Devon, or plunge into the caves of Cheddar Gorge. Back home, the bedrooms are elegant and supremely comfortable, each with a private bathroom. Choose a ground floor bedroom and step straight out to the pool for your morning swim or opt for the first floor and wake to serene Somerset views. We’ve tried to think about everything to make your stay at Brookmoor Barn just perfect. In all of our big houses to rent, we provide all the essential features to cater for a large group. Here’s a list of all the practical provisions we have at the house. If there’s anything you can’t see here but need, just ask as we’ll see what we can do.

What are the check in and check out times?
Check in is at 4pm on the day of your arrival and check out is at 10am.

How many cars can park at the property?
There is parking for up to 10 cars at the property.

Are children welcome?
Children are very welcome at Brookmoor Barn. Two travel cots and two highchairs are available on request (please bring your own cot linen). Please note, parents should supervise children at all times around the swimming pool and hot tubs and there are also fish ponds in the grounds.

Are pets allowed?
Up to two well-behaved dogs are allowed at Brookmoor Barn, subject to a fee of £50 per dog. Dogs are not allowed upstairs or on soft furnishings.

Are stag and hen parties allowed?
Respectful hen and stag parties are sometimes permitted (where the average age is over 30), but only by prior agreement with the property owner. Please contact us before booking to discuss on 01242 352747.

Are additional day guests allowed at the property?
Up to five additional day guests can be invited by prior agreement, subject to a fee of £50 per person, per day.

Is the outdoor swimming pool open all year round?
The heated outdoor pool is open all year round and has a retractable electric cover. The pool measures 12m x 5m and is 1.5m at its deepest.

Can I arrange a supermarket delivery to the house?
Yes, you can order online with any of the major supermarkets (Waitrose, Sainsbury's, Tesco, Asda or Morrisons) for a delivery direct to the house. We usually suggest booking a delivery for after 4pm on the day of arrival.

How many guests can sit at the dining table?
The dining room table can seat up to 18 guests. There is a separate dining space in the kitchen seating up to 16 guests.

Will you hold a damage deposit during our stay?
Yes, we ask to hold a cautionary deposit of £1,000 during your stay at Brookmoor Barn. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).

When booking, we ask for a deposit of 33% of the total price, with the balance due 12 weeks prior to your stay (or the full balance when booking within 12 weeks of your stay).
