Windermere Sanctuary House Conditions
Checking In and Out
Check-in is 4pm on the day of your arrival and check-out is 10am on the day of departure. We ask you to respect these times.
The house cleaning teams typically have a tight turnaround time and want each guest to arrive to a fully prepared house. Checking out later than agreed may prevent the cleaning teams from starting their work, and any additional costs incurred as a result may be withheld from your cautionary deposit. Should you wish to arrange either an early arrival or a late departure we may be able to accommodate this although an additional charge may apply and this will be strictly subject to availability. Please contact us directly to discuss your particular requirements.
Cautionary Deposit
A refundable deposit of £1,500 must be paid to Big House Experience two weeks prior to your stay, via bank transfer. This will be refunded between 7-10 days following your stay assuming no damage is caused to the property or its contents in accordance with our Booking Terms.
Pets
Up to two dogs may be allowed, but only by prior permission from the owner (at a charge of £75 per dog). Generally, the owner will be happy to accept up to two dogs on the condition that they only have access to the large open-plan kitchen living area and no other areas of the house, they are over 2 years of age, are house trained and don't chew.
We may ask for additional information about your dogs ahead of confirming your booking.
Fire Safety Information and Evacuation Policy
No naked flames, including candles are permitted in the property.
Strictly no smoking allowed at the property - please do not smoke inside, on the balcony or in the grounds.
BBQs are not permitted – please do not bring one into the property or grounds.
The property has a self-evacuation policy typical of holiday cottages. All guests must be able to use stairs to self-evacuate as the sleeping accommodation is not on the ground floor, it is on the first and second floor and is all accessed by flights of stairs. Self-evacuation should be carried out within a reasonable time frame (considered to be 3 minutes) to a place of ultimate safety, outside the property and a safe distance away from the property, which is regarded as equal to the height of the property.
Clients who have hearing concerns should provide their own solution of being alerted by the installed alarm system, installed throughout the property. The property has grade D1/F1 Aico 3000/500 series detection system to LD1 coverage that is linked to give early warning. Full details can be provided on request so that guests can ensure compatibility with their own solutions for being alerted.
Fireworks
Fireworks or Chinese lanterns are not permitted at the property.
Stag and Hen Party Bookings
Stag parties are not permitted at this property. Respectful hen parties are sometimes permitted, but only with express permission from the property owner prior to booking. Please contact us to discuss.
Additional Guests
The maximum number of guests permitted at the property should not exceed 10 – this includes guests visiting during the day. Exceeding the maximum number of guests may invalidate the owner's property or liability insurance or violate local council rules. We reserve the right to refuse entry to your entire party if these conditions are not observed.
Property Use
If the property is being booked for anything other than a standard residential stay you must seek prior approval before booking. A non-standard residential stay may include a party, wedding or commercial event. Non-standard use of the property may attract additional fees.
Suppliers
No non-approved suppliers (including catering companies, activity suppliers, or any other third-party) are permitted to operate at the property without the owner's prior permission. The owner may seek to see sight of a supplier's insurance certificates before approving them - or may disapprove at their discretion.
Noise Policy
Please ensure there is no external noise between 10pm and 9am. Closing windows and doors will ensure all reasonable noise will not be heard outside the property and should not impact on your enjoyment.
- Please do not bring any sound equipment into the property (the property has a sound system which can be used at a reasonable level)
- Please don’t use any sound system outside the property
Use of Appliances
When using appliances at the property e.g. cookers please ensure you clean after each use. Our limited time during changeover cleaning does not allow for deep cleaning of ground-on stains. If additional deep clean is required a charge will be taken from the house security deposit.
Care of Property
By making a booking, the client agrees to take full responsibility for all members of his/her party and to ensure that reasonable and proper care is taken of the property both internally and externally including the property's contents. All effects in or on the property should be left in the same state of repair and in the same clean and tidy condition at the end of the rental period as they were found at the beginning. Failure to meet this standard will result in a charge being levied against the security deposit.
Play Equipment
Use of play equipment is entirely at guests' own risk. This includes, but is not limited to, the tree house and woodland play area.
Pond
There is a large pond in the grounds which, while beautiful, could be a hazard for small children. We ask that guests take note of the pond and supervise children while playing in the grounds.
Balcony
There is a balcony in the top-floor Studio with fantastic views of Lake Windermere. We ask that guests supervise children when on the balcony at all times.
Children and Safety Advice
Clients must accept full responsibility for the safety of any children in their booking party who must be supervised at all times. Cots and highchairs will be available upon request for infants but we advise clients to check the safety of any such items before use, Clients may choose to bring travel cots or other children's facilities with them for the duration of their stay.
Please be extra vigilant with:
- Balconies and railings – small children may be able to squeeze through gaps or climb and we accept no responsibility for any accidents that happen as a result
- Children under the age of 16 – any such children are not permitted by law to use any sauna or steam room facilities at our properties
- Glass doors and windows – these can be difficult to see in bright light
- Wooden and marble floors – which can be very slippery when wet and should be avoided by those with wet feet
- Staircases – which may be unguarded and/or may not have a handrail
- Roof terraces and patio areas
Pricing
The rates we advertise are to the best of our knowledge correct at the date of publication but we reserve the right to change any rates from time to time. Prior to the booking being confirmed rates quoted are based on the rates prevailing at the time but are subject to change. Once a booking has been confirmed we will not change the rate quoted unless you amend the booking.
Payments and Insurance
Payments made in respect of your booking are not refundable, we therefore advise taking out a cancellation policy with a reputable insurance company to cater to any unforeseen circumstances, which may arise including, accident, ill health or any other matters beyond the guest’s reasonable control.
Decorations
We ask guests not to decorate walls or woodwork with banners, balloons or pictures. Any marks caused by drawing pins, sellotape or blu tack or any other product such as fake tan that require retouching by re-painting or partial re-painting will be deducted from the Cautionary Deposit.
