Sitting on the edge of a pretty village, Three Hills Farm overlooks the gently rolling landscape of the Cotswolds Area of Outstanding Natural Beauty. In this rural idyll, unwind with your favourite people, enjoying the views, dipping in and out of the sauna, steam room and gym, and swimming in the natural outdoor pool.
The large farmhouse is made for entertaining, with an open plan kitchen-diner, a spacious lounge, a second ‘gentleman’s room’ and a cosy TV snug. There’s a generous feeling of space throughout, making it ideal for celebrations but also conducive to moments of restful solitude.
Enjoy al fresco life on the wraparound patio. Whether you’re cooking in the wood-fired pizza oven or flipping burgers on the barbecue, there’s space for all the adults and, in the garden, a swing and climbing frame for the children.
Wander through the garden to the wildflower meadow and find the spa building with gym, sauna and steam room, next to the natural swimming pool. There’s a sunken fire pit with seating here, as well as sunbeds, a dining area and another wood fired pizza oven, giving you a choice of outdoor spaces.
The well-appointed bedrooms range from a four-poster master suite to a children’s bunk room with books, toys and a fun, wooden staircase to the top bunk. There’s also a self-contained flat with a kitchenette and ensuite bathroom.
There’s lots to see and do nearby. You’re just eight minutes from the Michelin starred Royal Oak in Whatcote and a short drive from the Cotswold Lavender fields, Daylesford Organic, Soho Farmhouse Members' Club and a host of picture-perfect, honey-coloured Cotswold towns and villages.

What to Expect
We’ve tried to think about everything to make your stay at Three Hills Farm just perfect. In all of our country houses to rent, we provide all the essential features to cater for a family group. Here’s a list of all the practical provisions we have at the house. If there’s anything you can’t see here but need, just ask as we’ll see what we can do.

What are the check in and check out times?
Check in is at 4pm on the day of your arrival and check out is at 11am.

How many cars can park at the property?
There is ample parking space for up to 8 cars on the driveway as well as a double garage (where the EV charging point is located).

Are children welcome?
Children are very welcome at Three Hills Farm. Two travel cots and one highchair are available on request (please bring your own cot linen). Children's toys, books and games are also provided. Please note, parents should supervise children at all times around the swimming pool.

Are pets allowed?
Up to two well-behaved dogs are allowed at Three Hills Farm, subject to a fee of £50 per dog. Dogs are not allowed upstairs or on soft furnishings. Dog bowls, treats and towels are provided.

How many guests can sit at the dining table?
The dining table can seat 10-12 guests. There is a separate kitchen table that seats 6 guests.

Can I arrange a supermarket delivery to the house?
Yes, you can order online with any of the main supermarkets (including Ocado) for a delivery direct to the house. We usually suggest booking a delivery for after 4pm on the day of arrival.

Are stag and hen parties allowed?
Stag parties are not permitted at this property. Respectful hen parties are sometimes permitted, but only with express permission from the property owner prior to booking. Please contact us to discuss.

Are corporate bookings accepted?
Sorry, corporate bookings and wedding parties are not accepted at Three Hills Farm.

The nearest train stations are Moreton-in-Marsh (10 miles) or Banbury (12 miles).

The nearest airport is Birmingham (35 miles).

Are there public footpaths on the property?
There is a public footpath that runs parallel to the property, behind the hedge line to the front of the house. As this is a very quiet village, the footpath is not busy and should not impact your stay.

Will you hold a damage deposit during our stay?
Yes, we ask to hold a cautionary deposit of £1,000 during your stay at Three Hills Farm (£1,500 for hen parties). This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).

When booking, we ask for a deposit of 33% of the total price, with the balance due 12 weeks prior to your stay (or the full balance when booking within 12 weeks of your stay).
