We’ve tried to think about everything to make your stay at Rosebriar House just perfect. In all of our big houses to rent, we provide all the essential features to cater for a large group. Here’s a list of all the practical provisions we have at the house. If there’s anything you can’t see here but need, just ask as we’ll see what we can do.

Check in is at 4pm on the day of your arrival and check out is at 9.30am.
There is parking for 6 cars in front of the house. There is additional space for 4 cars at a car park 150 yards from the house.
Up to six well-behaved dogs are allowed at Rosebriar House, subject to a fee of £50 per dog (puppies by prior arrangement only). Dogs are not allowed upstairs, on soft furnishings or in the formal drawing room. There is a large 5 acre dog walking field for off lead enjoyment.
Children are very welcome at Rosebriar House. Large wooden cots, highchairs, stair gates and bed guards are available on request. There are lots of facilities for kids including shared outside play areas, a wendy house, pirate ship, indoor soft play and a trampoline. There are also over 50 furry and feathery farm animals on the estate that are very child friendly! Please note, parents should supervise children at all times around the swimming pool, play areas and hot tub.
Stag parties are not permitted at this property. Respectful hen parties are sometimes permitted, but only with express permission from the property owner prior to booking. Please contact us to discuss.
Yes, you can order online with Tesco, Sainsbury's, Waitrose or Asda for a delivery direct to the house. We usually suggest booking a delivery for after 4pm on the day of arrival.
The main dining table (in the Georgian House) can be extended to seat up to 15 guests. There is also a dining table in the Farmhouse that can seat up to 6 guests.

The Coach House at Kentisbury Grange

With incredible sea views, the Sandy Cove's two restaurants offer the perfect setting for the finest cuisine, with magical, breathtaking views over the bay and 3 AA Rosette award. The Cove offers a more casual family dining experience while the Seacliff is the fine dining restaurant.
This charming old inn is situated in Exmoor National Park. Lunch, cream teas, and evening meals can be enjoyed at Hunters Inn. Local ingredients are used to produce a menu of British favourites and tasty desserts.
A beautiful and characterful traditional country pub set in the foothills of Exmoor National Park. The Pyne Arms is very popular with locals and tourists alike, gaining both local and national awards in addition to becoming one of the top pubs in the country in the Estrella Top 50 Gastropubs awards.
Rosebriar House is set on a private 17 acre country estate with four other holiday properties, all with their own self-contained private spaces to enjoy. There are also shared facilities, including a heated indoor swimming pool (see list of facilities above).

Yes, we ask to hold a cautionary deposit of £1,000 during your stay at Rosebriar House. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).
