Gorgeous views, period details and modern luxuries; Rosebriar House is a North Devon gem that you won’t want to leave. This characterful house, close to the coast, is perfect for a multi-generational family holiday. Make yourselves at home in both the east wing and, through a hidden bookcase door, the west wing, making full use of the two kitchens, eight bedrooms and three lounges. Get together in the formal dining room or main lounge, complete with wood burner and plenty of squishy sofas.

Outside, the terrace overlooks 20 acres of grounds to the valley beyond. Enjoy the views from a sun lounger or the private hot tub, before exploring the estate, stopping off at The Lookout for some nature-based meditation. For the children, there’s a private games room as well as a shared soft play area and outside play areas with climbing frames, a wooden Wendy house, and a trampoline (shared with four other cottages on the estate). Add to that, the shared heated indoor swimming pool, badminton court, football pitch and pitch n putt golf, and there’s something for everyone. Meet the animals on the estate too, including free-range chickens, alpacas, pygmy goats and more. You can even cuddle up with the rabbits and guinea pigs!

Rosebriar House is also just five minutes from the sandy beach at Combe Martin, a sheltered cove perfect for rock pooling, kayaking and SUP.

On sunny days, fire up the barbecue, then later, toast marshmallows on the firepit and stargaze across the dark skies valley. The bedrooms, when you’re ready, offer the same relaxed luxury as the reception rooms, with a sleigh bed here, a carved oak four poster there and a mix of elegant ensuite and family bathrooms.

We’ve tried to think about everything to make your stay at Rosebriar House just perfect. In all of our big houses to rent, we provide all the essential features to cater for a large group. House FAQs

  • What are the check in and check out times?

    Check in is at 4pm on the day of your arrival and check out is at 9.30am.

  • How many cars can park at the property?

    There is parking for 6 cars in front of the house. There is additional space for 4 cars at a car park 150 yards from the house.

  • Are pets allowed?

    Up to six well-behaved dogs are allowed at Rosebriar House, subject to a fee of £50 per dog (puppies by prior arrangement only). Dogs are not allowed upstairs, on soft furnishings or in the formal drawing room. There is a large 5 acre dog walking field for off lead enjoyment.

  • Are children welcome?

    Children are very welcome at Rosebriar House. Large wooden cots, highchairs, stair gates and bed guards are available on request. There are lots of facilities for kids including shared outside play areas, a wendy house, pirate ship, indoor soft play and a trampoline. There are also over 50 furry and feathery farm animals on the estate that are very child friendly! Please note, parents should supervise children at all times around the swimming pool, play areas and hot tub.

  • Are stag and hen parties allowed?

    Stag parties are not permitted at this property. Respectful hen parties are sometimes permitted, but only with express permission from the property owner prior to booking. Please contact us to discuss.

  • Can I arrange a supermarket delivery to the house?

    Yes, you can order online with Tesco, Sainsbury's, Waitrose or Asda for a delivery direct to the house. We usually suggest booking a delivery for after 4pm on the day of arrival.

  • How many guests can sit at the dining table?

    The main dining table (in the Georgian House) can be extended to seat up to 15 guests. There is also a dining table in the Farmhouse that can seat up to 6 guests.

  • Can you recommend any local places to eat out?

    Yes, we'd recommend the following pubs and restaurants, all within a 10-15 minute drive of the property:

    The Coach House at Kentisbury Grange

    An award-winning, brasserie style fine dining restaurant.

    Sandy Cove, Combe Martin Bay

    With incredible sea views, the Sandy Cove's two restaurants offer the perfect setting for the finest cuisine, with magical, breathtaking views over the bay and 3 AA Rosette award. The Cove offers a more casual family dining experience while the Seacliff is the fine dining restaurant.

    Hunter's Inn, Heddon Valley

    This charming old inn is situated in Exmoor National Park. Lunch, cream teas, and evening meals can be enjoyed at Hunters Inn. Local ingredients are used to produce a menu of British favourites and tasty desserts.

    The Pyne Arms, East Down

    A beautiful and characterful traditional country pub set in the foothills of Exmoor National Park. The Pyne Arms is very popular with locals and tourists alike, gaining both local and national awards in addition to becoming one of the top pubs in the country in the Estrella Top 50 Gastropubs awards.

  • How private is the house?

    Rosebriar House is set on a private 17 acre country estate with four other holiday properties, all with their own self-contained private spaces to enjoy. There are also shared facilities, including a heated indoor swimming pool (see list of facilities above).

  • What is the nearest train station?

    The nearest train station is Barnstaple (13 miles).

  • What is the nearest airport?

    The nearest airport is Exeter (58 miles).

  • Will you hold a damage deposit during our stay?

    Yes, we ask to hold a cautionary deposit of £1,000 during your stay at Rosebriar House. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).

  • How do I book?

    You can check availability and pricing and place your booking request online, or by calling our team on 01242 352 747.  

    When booking, we ask for a deposit of 33% of the total price, with the balance due 12 weeks prior to your stay (or the full balance when booking within 12 weeks of your stay).
