Lynbrook House is the distilled essence of Bath. A golden-stoned, Georgian manor, it is a residence the mayor and mayoress of Bath would be proud to call home - as they once did, over a century ago.
Inside, the décor invites you to relax, with soft sofas, cool accent chairs and cosy log burners. Linger a moment in the unique, oval-shaped entrance hall, casting a glance up the beautiful, original staircase, before discovering the stylish reception rooms. Sit awhile in the comfy living room, then flop down in the cinema room for the latest releases on the 4K, 120-inch screen with Apple TV, streaming services, and 13 speakers for the full cinema experience. Enjoy a sociable dinner, then retire to the drawing room for after-dinner drinks. In the morning, you have the option of a complimentary continental breakfast.
In the large garden, which enjoys views of the city, you’ll find the hot tub with its own changing room. Outside too, there is a garden room with outdoor seating and yoga mats. There’s also a kitchen, BBQ, preparation area and drinks fridge. A dining area completes the scene for your al fresco life.
Back indoors, climb the staircase to eight bedrooms laid out over two floors. There’s a ninth bedroom on the lower ground floor for easier access. All the bedrooms have private bath or shower rooms and there’s an abundance of sleek dressing areas, four-posters and peaceful seating areas. A fun bunk room with built in beds makes a good base for children or a family.

We’ve tried to think about everything to make your stay at Lynbrook House just perfect. In all of our big houses to rent, we provide all the essential features to cater for a large group. What are the check in and check out times?
Check in is at 4pm on the day of your arrival and check out is at 10am.

How many cars can park at the property?
There is a large driveway for 8+ cars at Lynbrook House.

Can I arrange a supermarket delivery to the house?
Yes, you can order online with Sainsbury’s and Waitrose for a delivery direct to the house. We usually suggest booking a delivery for after 4pm on the day of arrival.

Are children welcome?
Children are very welcome at Lynbrook House. A travel cot and a highchair are available on request (please bring your own cot linen). Please note, parents should supervise young children at all times as the property is set over four floors, so has lots of steps/stairs, and there is a bank that drops down to the trees at the edge of the garden, as well as a hot tub.

Sorry, pets are not allowed at Lynbrook House.

Are stag and hen parties allowed?
Sorry, Lynbrook House is not suitable for hen or stag parties. We politely ask that this is respected.

How many guests can sit at the dining table?
The large solid wood dining table can be extended to seat up to 16 guests. There is additional seating for two at the kitchen island.

Where do the on-site housekeepers live?
The on-site housekeepers have a separate apartment on the lower ground floor of the house. The apartment has its own front door and no access internally to the main house.

The nearest train station is Bath Spa (1 mile).

The nearest airports are Bristol (19 miles) or London Heathrow (100 miles).

Will you hold a damage deposit during our stay?
Yes, we ask to hold a cautionary deposit of £1,500 during your stay at Lynbrook House. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).
