If you like your manor houses classic, colourful and comfortable, Heathcote Manor is the one for you. A classic Georgian property in the romantic setting of Sherwood Forest, its mellow stone exterior and immaculate gardens set the bar high. Once you’re inside, it exceeds expectations.
The rooms, overseen by Northern Design Award Winner, Rachel McLane, are expertly styled with blues, pinks and creams that showcase the stunning original features. The overall feeling is of welcoming spaces where you can unwind and socialise. And those spaces include a beautiful drawing room and snug, a games room with a pool table, a fabulous kitchen where Miele, Liebherr and Siemens abound, and a formal dining room. Oh, and a gorgeous ballroom for dinners, dances and events. Heathcote Manor is a house where you feel comfortable. Modern velvet sofas and soft leather seats invite you to sit. And woodburning stoves, a bar and plentiful TVs make it hard to refuse.
When you step outside, you’re met by those manicured gardens, as well as a tennis court, a barbecue area, a pizza oven, and two hot tubs. In addition, there’s a walled kitchen garden, patios and terraces with ample seating and 15,000 acres of private estate. After all the excitement, make your way to one of the 15 sumptuous bedrooms, many of which have well-appointed ensuite bathrooms. One bedroom is located on the ground floor for easy access.
Heathcote Manor feels secluded and private, despite being within a short drive of the many attractions of Nottinghamshire. This largely unsung county is ideal if you love outdoor activities, with forests and crags, rivers and parks. And Heathcote Manor makes the perfect base from which to explore it.

We’ve tried to think about everything to make your stay at Heathcote Manor just perfect. In all of our big houses to rent, we provide all the essential features to cater for a large group. Here’s a list of all the practical provisions we have at the house. If there’s anything you can’t see here but need, just ask as we’ll see what we can do.

What are the check in and check out times?
Check in is at 3pm on the day of your arrival and check out is at 11am.

How many cars can park at the property?
There is parking for over 40 cars at the property.

Can I arrange a supermarket delivery to the house?
Yes, you can order online with Tesco, Sainsbury's, Asda or Morrisons for a delivery direct to the house. We usually suggest booking a delivery for after 3pm on the day of arrival.

Are children welcome?
Children are very welcome at Heathcote Manor. Travel cots and highchairs are available on request (please bring your own cot linen). Please note, parents should supervise children around the hot tub area.

How many guests can sit at the dining table?
The formal dining room can be set up to seat up to 28 guests in a U shape formation using three tables. For up to 24 guests, two tables can be set up parallel to each other. 48 guests can be seated in the panelled ballroom.

Are additional day guests allowed at the property?
Guests can host parties for up to 48 guests (including those staying at the property), by prior agreement, in the panelled ballroom.

Will you hold a damage deposit during our stay?
Yes, we ask to hold a cautionary deposit of £1,000 during your stay at Heathcote Manor. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).

When booking, we ask for a deposit of 33% of the total price, with the balance due 12 weeks prior to your stay (or the full balance when booking within 12 weeks of your stay).
