Reconnect with those you love in a place that connects you all with the real world of nature. Greenmarsh Farm, on the Isle of Sheppey in Kent, is warm and welcoming, colourful and cosy – and surrounded by a beautiful 3,300-acre National Nature Reserve.

Linger over breakfast as you soak up the views through floor to ceiling windows, then head out for the day, following the network of nature trails. Whenever you stay this wild landscape rewards you. In spring, look for boxing brown hares. In summer watch swallows and martens and catch the scent of the sea lavender. In autumn, listen for the call of barn owls; and in winter, spot marsh harriers, sparrowhawks and peregrines soaring above the flocks of wildfowl on the horizon. Oh, and make sure you get to the shell beach, shared only with the other holiday properties that are part of this private nature reserve.

Back at the farmhouse, relax in the library, dress up for drinks in the drawing room, move through to the dining room for a feast, then retire to the snug for a nightcap. On fine days, play rounders or cricket in the garden, take a dip in the shared swimming pond and, when the sun dips, gather round the fire pit to tell stories beneath starlit skies.

Six luxury bedrooms with Roberts radios and hot water bottles invite untroubled slumbers, while roll-top baths, double rainfall showers and VERDEN products set the scene for a spot of pampering.

Wedding parties, family get-togethers and friends’ reunions are all given an extra layer of natural loveliness in this gorgeous farmhouse escape.

Greenmarsh Farm is something rather special. We were so taken with its unique location on a private estate in the heart of a National Nature Reserve which allows you to immerse yourself in nature. This beautiful, cosy farmhouse is also a great place for a special occasion or family gathering.

We’ve tried to think about everything to make your stay at Greenmarsh Farm just perfect. In all of our country houses to rent, we provide all the essential features to cater for a family group. Here’s a list of all the practical provisions we have at the house. If there’s anything you can’t see here but need, just ask as we’ll see what we can do.

  • What are the check in and check out times?

    Check in is at 3pm on the day of your arrival at Greenmarsh Farm and check out is at 10.30am.

  • How many cars can park at the property?

    There is parking for 3 cars directly outside the farmhouse, with more spaces available in the car park a short walk away.

  • Are children welcome?

    Children are very welcome at Greenmarsh Farm. Highchairs, travel cots, a baby bath, children’s tableware, toys and books are all provided. Please note, there are no stair gates and parents should supervise children at all times as the garden is not fenced and there is lots of water around, plus farm machinery. During the holidays, the owners can organise children's wildlife activities and host private tours for children and families (additional cost).

  • Are pets allowed?

    Sorry, as Greenmarsh Farm is on a National Nature Reserve, pets aren't allowed due to the sensitive nature of the wildlife.

  • Are stag and hen parties allowed?

    Respectful hen and stag parties are sometimes permitted, subject to prior agreement with the property owner. Please contact us before booking to discuss. The owner can also arrange catering and activities to suit.

  • Can I arrange a supermarket delivery to the house?

    Yes, you can order online with Waitrose or Sainsbury's for a delivery direct to the farmhouse. We usually suggest booking a delivery for after 3pm on the day of arrival.

  • How many guests can sit at the dining table?

    The dining room table can seat 12 guests or up to 16 with an extension. The kitchen/breakfast room table can seat 10 guests.

  • Can you recommend any local places to eat out?

    Yes, we'd recommend the following pubs and restaurants, all within a short distance of the property:

    The Ferry House, Leysdown-on-Sea (12 miles)

    Admiral's Arm, Queenborough (4.5 miles)

    The Ship Inn, Conyer (12 miles)

    The market town of Faversham (14 miles) is also a good place for pubs and restaurants.

    Due to the island location of Greenmarsh Farm, other high quality restaurants are a 30-45 minute drive away, with some excellent options a little further afield (Margate, Whitstable and Canterbury). For a special treat, why not try:

  • How private is the property?

    Greenmarsh Farm is located on a large private estate and National Nature Reserve where there is other accommodation (shepherds' huts, cabins, glamping tents and a smaller house). However, it has its own private entrance and grounds to enjoy.

  • What is the nearest train station?

    The nearest train station is Sittingbourne (3 miles) with direct trains from London Victoria, St Pancras and Stratford. Alternatively, you can change at Sittingbourne for Swale (1.8 miles).

  • What is the nearest airport?

    The nearest airport is Gatwick (45 miles).

  • Will you hold a damage deposit during our stay?

    Yes, we ask to hold a cautionary deposit of £1,000 during your stay at Greenmarsh Farm. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).

  • How do I book?

    You can check availability and pricing and place your booking request online, or by calling our team on 01242 352 747.  

    When booking, we ask for a deposit of 33% of the total price, with the balance due 12 weeks prior to your stay (or the full balance when booking within 12 weeks of your stay).
