We’ve tried to think about everything to make your stay at The Bailiff's House just perfect. In all of our big houses to rent, we provide all the essential features to cater for a large group. Here’s a list of all the practical provisions we have at the house. If there’s anything you can’t see here but need, just ask as we’ll see what we can do.

One well-behaved dog is welcome at The Bailiff's House, charged at £50. They must be kept on a lead outside of the enclosed garden area around the cottage, as there are other dogs and livestock on the farm.
Yes, children are very welcome at The Bailiff's House. A cot and high chair can be provided for infants if required (please bring your own cot linen).
We ask parents to ensure children are supervised at all times as there is deep water in the area.

Yes. We suggest booking a delivery for after 4pm on the day of arrival. Tesco, Waitrose and Sainsbury's are all within easy reach and deliver.
No. The maximum number of guests is 10, and we ask that no additional guests are invited unless specifically agreed with the property owner at the time of booking.
There is parking available for 4 cars (more if required).
The outdoor swimming pool (available May to end of September) and tennis court are available for guests' use until 2pm daily. After 2pm, the pool and tennis court are used by the owners who live on the same estate.
There is kitchen table and a dining table seating 10 guests each.
Westerfield is a 7 minute drive away, or the mainline station at Ipswich is 16 minutes away.

Yes, we ask to hold a cautionary deposit of £1,000 during your stay at The Bailiff's House. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).
