Quite simply, Queen Anne House is spectacular. You don’t need to know any of its history to know that this house is just a little bit special. But if you do want to dig deeper you will discover that it was built in 1710 for the aristocratic Orlebar family and modelled on the original Buckingham Palace. It is a Grade I listed Queen Anne country house set in 38 acres of parkland. The main house has over twenty bedrooms, stables, and a magnificent Great Hall. In the grounds there are two ornamental lakes, a deer park, a magnificent clock tower, a period walled garden and an ancient dovecote. Oh, and two cottages providing additional accommodation for your guests.
Prices from £7,000 per night based on use of the main house for 1 night.
Sleeps 28 in the main house, and up to 36 using the additional cottages on the grounds. We can also additionally accommodate up to 8 children.
Special in every way…
The elegance and magnificence of the property is evident in every room, down to the very last detail. Whether it’s the grandeur of the magnificent staircase that takes you to the galleried first-floor landing, or the dramatic 6 metre custom-created Bohemian crystal chandelier, the spectacular drawing room, the library that is licenced for weddings and where the French doors open up into the magnificent grounds. Or maybe it’s the bedrooms with their combination of comfort and grandiosity; or the practicality of the kitchen with three fridges, two dishwashers, ad 6-ring range oven; or the cosiness of the snug with its flat screen TV. If you’re anything like us, it’s the combination of it all that is just mind-blowingly impressive. We were wowed!
Princely and practical
The house feels as though it was built for royalty but at the same time everything about it is purposeful. On the ground floor you come into main entrance room with a welcoming fireplace and piano. The Drawing room: is a convivial place to gather while the Library with its fireplace and French doors makes a lovely retreat as well as an ideal room for wedding services.
For a special occassion…
The West Hall boasts an impressive sweeping staircase and the Cocktail Bar is fully equipped with everything you need to make exotic cocktails to help celebrate a special occasion or to prepare for drinks receptions. The Dining room can seat 16 guests with large chairs or up to 28 with banqueting chairs. The Great Hall can be set up for all guests to dine together and can also be used for functions, wedding services and wedding receptions. It comfortably seats up to 80 dining guests. There is also a lounge bar, a gym and a kitchen.

Up the wooden stairs to Bedfordshire!
…Magnificent stairs admittedly, but it had to be said! Those stairs sweep up to the galleried landing and then on to the bedrooms. The Victoria Suite sleeps 2 with an impressive king size four poster bed, views over parkland, door to en-suite with roll top bath and shower in the centre of the room. The Prince Albert Room has a double bed, views over parkland, door to jack and jill en-suite bathroom with bath. There is also a connecting door into the Victoria en-suite so that both rooms can be used together for bridal parties or families. The Walpole Room sleeps 2 in its king size four-poster bed, with views over the front entrance and parkland. The bathroom is shared with the Prince Albert room across the landing. To provide lots of flexibility, there are connecting doors into the Victoria Suite and the Reading Room. The Reading Room is a quiet space with sofas, and fireplace to read. A Z-bed can be put into this room. Again we have tried to make the accommodation as flexible as possible to suit all types of guests. The Churchill Suite with its king-sized bed and views over the front entrance and parkland, shares its bathroom with the Clementine Room across the landing, which has a double bed and wonderful views over the rear courtyard and clock tower.
On the second floor of the Victorian wing, The MacMillan Room has a luxurious double bed, views over the front entrance and parkland, and bath/shower room shared with the Clive across the landing which has zip link king size/twin beds (again creating lots of flexibility), and great views over the front entrance and parkland. The Wilde Suite sleeps 2+2. As well as its cosy king size bed, this room can accommodate two Z-beds, great for young families. It enjoys great views over the rear courtyard and clock tower, and has as en-suite with bath and shower. The George V Apartment also sleeps 2+2 with a double bed, sitting room with TV (for greater flexibility the sofas can be removed and this room can accommodate two Z-beds). It also has a bathroom with bath and shower.And finally on this floor there is the Misanthrope Apartment again sleeping 2+2. The bedroom has a lovely king size bed and there is a living room and kitchen making this a self-contained haven. As an option, two Z-beds can be put into living room. This is a self-contained apartment that links to the main house and also has its own entrance from the back courtyard
On up to the second floor on the Queen Anne side of the house. Here you will find a luxurious lounge with sofas and TV as well as a lovely little kitchen. Again, the bedrooms are designed with flexibility in mind. The Alfred sleeps 2 with zip and link king size/twin beds It has super views over the rear courtyard, clock tower and parklands, and shares a bath/shower room with the Attlee Room across the landing. The Attlee sleeps 2 in a comfy king size bed and enjoys wonderful views over the front entrance and parkland. The Curzon, which also has great views sleeps 2 in a double bed has a connecting door to the Attlee and shares a bath/shower room with the Tennyson Room across the landing, which sleeps 2+2 in a king size bed plus two Z-beds if required.
Wisteria Cottage sleeps four with the option for two more. The ground floor has a sitting room with comfy sofas, a TV, and a welcoming fireplace. Four can eat in comfort in the dining room and the kitchen has an oven, hob, dishwasher, washing machine, and fridge/freezer. Upstairs the master bedroom has a double bed with a bathroom featuring a separate shower and bath. And on up to the second floor where you will find a large landing that can accommodate two Z-beds if required. The second bedroom has a lovely double bed.
Anthea Cottage sleeps 4. There is a cosy sitting room with sofas, TV, fireplace, table and four chairs. The kitchen has an oven, hob, dishwasher, washing machine, and fridge/freezer. Upstairs the master bedroom (which features a balcony) sleeps two in a cosy double bed, and the second bedroom also has a double bed with a bathroom.

One of the many great things about this property is its flexibility. The bedrooms can be arranged to accommodate a wide range of group requirements. In addition, the house can be hired in a whole range of ways to suit you. You can go for exclusive hire on an overnight basis with the entire estate and all facilities on a fully staffed basis so you and your guests can relax and allow yourselves to be pampered. Or you can have exclusive hire for a major special event, wedding or corporate function for a single day – with or without overnight accommodation. Or what about exclusive hire for a 3 day weekend with use of 14 bedrooms and all facilities of a staffed basis. Or why not make it an entire week?
And if you’re thinking big, this is an excellent location for bigger events. Fairs, festivals, team-building days, corporate parties: the opportunities are endless! Our flexible attitude and range of indoor and outdoor spaces let you make your event unique: let your imagination soar! As well as the house and the formal gardens, there is a wooded grove and ornamental lakes and plenty of space for large marquees. With parking for up to 100 cars and a dedicated area for helicopter landing, plus two bar areas and numerous watering points around the site, it’s suitable all sorts of happenings including: music festivals, open air concerts, outdoor theatre productions, country fairs, antique fairs, music nights, car launches, product launches, team-building days, meetings, dinner dances, corporate parties and many more! The maximum capacity is 5,000 visitors.
We can also arrange afternoon tea on arrival, newspapers and magazines, and evening drinks. Catering options include champagne receptions, breakfasts, light lunches, informal suppers and fine dining. We can also provide babysitter/nanny services. Indeed, a full range of concierge arrangements can be made. Just ask!
Plenty to do!
And you don’t need to plan a festival – or even a wedding – to have a great time! If it’s just you and your friends and family spending quality time together, you will find loads to do both at the house and nearby. There are 38 delightful acres to enjoy including two ornamental lakes, a stream running all through the estate, paddocks, grazing fields, a fruit orchard, a deer park, a tennis court, densely wooded areas and formal gardens to the front and side of the main house. Inside there are plenty of wide-screen TVs, WiFi throughout, a snooker table and plenty of tables for an evening game of bridge, a quiet drink and a read, or just a long fireside chat. If you want to be a bit more active we can arrange clay pigeon shooting, tennis, croquet, boating, off-roading, golf buggy rides in the parkland, visit to the deer enclosure, spa treatments, yoga lessons and more! Why not take a tour of the historical clock tower and house cellar, as well as enjoying home cooked meals in the formal dining room, breath-taking vistas from the roof top of the main house and finally a pulsating night time disco in the Great Hall!
Out and about you will find plenty of walks, pony trekking and cycling opportunities. Nearby Irchester Country Park has an adventure course with zip lines, a play area and a network of trails in 200 acres of woodland. Great fun for the kids! Or there’s the nearby raceway for a bit of noise or Harrold-Odell Country Park for a bit of peace and quiet! With lakes, meadows, water reserves, water sports, fishing, paintball, golf, shopping and so much more all within striking distance, you’ll not be short of activities for the whole family! Oh, and there are plenty of decent pubs aroun too!
