At first glance, The Bailiff's House is a tranquil Suffolk hideaway; a gabled country property with a beautiful cottage garden. Step inside, and a hidden personality emerges. This quaint cottage has a fabulous games room, complete with table tennis and table football. And then there’s the Gin Palace, a one-room cottage in the garden, complete with gin bar, perfect for a pre-dinner drink. Add the traditional Finnish sauna, swimming pool (only available for use until 2pm daily) and tennis courts (only available for use until 2pm daily) and you have a great place for good times with friends and family.
Unwind after a day exploring the countryside in the sanctuary of the vaulted sitting room with wood-burning stove, the cosy library, or the Aga-warmed kitchen. Upstairs, versatile rooms have beds that convert from kings and super-kings into singles. Outside, catch the sun in one of the many secluded seating areas and enjoy the views. A walk across private farmland gets you to the local gastropub, while the coastal villages of Orford and Aldeburgh are a short drive away. Gather your favourite people and head to The Bailiff’s House to take a break, have some fun, and explore this picturesque location.

We’ve tried to think about everything to make your stay at The Bailiff's House just perfect. In all of our big houses to rent, we provide all the essential features to cater for a large group. Are pets allowed?
One well-behaved dog is welcome at The Bailiff's House, charged at £50. They must be kept on a lead outside of the enclosed garden area around the cottage, as there are other dogs and livestock on the farm.

Is the house suitable for children?
Yes, children are very welcome at The Bailiff's House. A cot and high chair can be provided for infants if required (please bring your own cot linen).
We ask parents to ensure children are supervised at all times as there is deep water in the area.

Can I arrange a supermarket delivery to the house?
Yes. We suggest booking a delivery for after 4pm on the day of arrival. Tesco, Waitrose and Sainsbury's are all within easy reach and deliver.

Can I invite additional guests to The Bailiff's House?
No. The maximum number of guests is 10, and we ask that no additional guests are invited unless specifically agreed with the property owner at the time of booking.

There is parking available for 4 cars (more if required).

What times are the swimming pool and tennis court available?
The outdoor swimming pool (available May to end of September) and tennis court are available for guests' use until 2pm daily. After 2pm, the pool and tennis court are used by the owners who live on the same estate.

Yes, we ask to hold a cautionary deposit of £1,000 during your stay at The Bailiff's House. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).
