Pricing
The rates we advertise are to the best of our knowledge correct at the date of publication but we reserve the right to change any rates from time to time. Prior to the booking being confirmed rates quoted are based on the rates prevailing at the time but are subject to change. Once a booking has been confirmed we will not change the rate quoted unless you amend the booking.
Payments and Insurance
Payments made in respect of your booking are not refundable, we therefore advise taking out a cancellation policy with a reputable insurance company to cater to any unforeseen circumstances, which may arise including, accident, ill health or any other matters beyond the guests reasonable control.
Cautionary Deposit
A refundable deposit of £1,000 must be paid to Big House Experience two weeks prior to your stay, via bank transfer. This will be refunded between 7-10 days following your stay assuming no damage is caused to the property or its contents in accordance with our Booking Terms.
Decorations
We ask guests not to decorate walls or woodwork with banners, balloons or pictures. Any marks caused by drawing pins, sellotape or blu tack or any other product such as fake tan that require retouching by re-painting or partial re-painting will be deducted from the cautionary deposit.
Stag and Hen Party Bookings
No all male/stag groups or all female/hen groups accepted at this property. We politely request that this is respected.
Property Use
If the property is being booked for anything other than a standard residential stay you must seek prior approval before booking. A non-standard residential stay may include a party, wedding or event. Non-standard use of the property may attract additional fees.
External Suppliers
No non-approved suppliers (including catering companies, activity suppliers, or any other third-party) are permitted to operate at the property without the owner's prior permission. The owner may seek to see sight of a supplier's insurance certificates before approving them - or may disapprove at their discretion.
Pets Policy
Up to two well-behaved dogs are allowed at the property, subject to a fee of £50 per dog.
Additional Pets – please discuss this with us before booking. If you bring pet/s, please don’t allow them on the beds or other furniture – even if covered with a blanket and only allow the pet on hard surfaces. You must supply your own pet bed, food and any other pet amenities; and any fouling at the Property must be cleared up by You without delay and disposed of. Dogs must not be allowed to roam free outside the property in communal areas and must not be allowed to use the communal areas for fouling.
Our team will show you where you may walk your pets and Your pet must not be left alone at the Property at any time.
The Barns are on a working farm and You must be mindful of other people and animals, including livestock, in the vicinity.
Children
Guests must accept responsibility for the safety of their children who must be supervised at all times.
Arrival and Departure Times
Check-in is 4pm on the day of your arrival and check-out is 10am on the day of departure. Earlier check-in or check-out times may be requested, but may be subject to an additional fee.
The house cleaning teams typically have a tight turnaround time and want each guest to arrive to a fully prepared house. Checking out later than agreed may prevent the cleaning teams from starting their work, and any additional costs incurred as a result may be withheld from your cautionary deposit. To avoid cleaning charges, properties must be left clean and tidy with all waste bins emptied and furniture/beds returned to their original position. All washing up must be done and dishwashers emptied please.
Hot Tubs
These are open between 10am – 10pm ONLY. Please do not use outside these times. The hot tubs are designed for 7 people at any one time. Full instructions are emailed to You (the lead guest) before arrival, and You are deemed the responsible person for the safe use of the Hot Tub during the course of Your stay. If due to misuse, failure to follow instructions or overloading of the hot tub we need to replace filters during your stay, there is a charge of £40, and the hot tub will be closed during the re heat time.
If one of our team need to attend to the Hot Tub due to guest misuse (temperature dropping or over heating due to guests attempting to change temperature or failing water quality due to numbers exceeding the limit) there is a call out charge of £40.
Guests must refill the hot tub at night if the water level drops below the jets – full instruction will be given on arrival.
Electrical Charging Points
There are no charging points currently on the Estate. Please do not charge from our domestic supply. The nearest fast charge point is in Kington.
Noise Policy
Due to the village location and to ensure that we keep good relations with our neighbours, we have a Noise Policy in place. Under no circumstances is there to be any amplified music; any music played must be through our speakers and at a reasonable level. When played outdoors it must be no later than 9pm and when played indoors no later than 11pm, all music played indoors must be with doors and windows closed. Please also be aware that the hot tub(s) are also closed between 10pm and 10am daily. Noise travels significantly more at night so it is imperative that guests are mindful when moving between properties at night.
The owner's parents live in the adjacent farmhouse and the House Manager also lives in the village so all noise is monitored.
Fireworks
We request that fireworks or Chinese lanterns are not used at the property.
Exclusions
There is a kitchen in The Old Byre, which is generally not in use, but can be made available for an additional charge of £250 per weekend or £400 for 7 nights. There is also a third hot tub which is not available but can be made available for an additional charge of £250 per weekend or £400 for 7 nights.
It’s generally found that the use of this additional kitchen and additional hot tub are not needed when booking the entire Estate, which is why they are not included in the rate, and only available for an additional fee.
BBQ
Hire of BBQ’s are £40 per barn and include gas.
