These questions are all answered at Mulberry Tree Cottage. If you’re gathering friends and family for a celebration and you’re looking for somewhere beautiful but relaxed, with something for everyone, you have found it right here. Designed in a horseshoe around a central, sociable courtyard, this is a cottage full of delightful surprises. Wander through the downstairs rooms, finding nooks and crannies where you can sit with a book or glance through the windows to the five-acre gardens. Relax in the comfy living room in front of the inglenook fireplace or play some darts, pool or Wii tournaments in the games room. Then follow the horseshoe round to the garden room and onward to the hot tub and sauna. Here, you’ll also find the indoor pool with its stunning jungle mural running the length of the pool house.

All doors lead to the courtyard, where the outdoor dining table has space for everyone and there’s a purpose-built barbecue, pizza oven and a table tennis table. Now you’re outside, soak up views across lawns big enough for a family sports day, knock a few balls around on the tennis court or explore the orchard. Down a brick weave lamplit path, discover the peaceful fishing lake where you can settle on the deck immersed in nature, waiting for the carp to bite. A pretty summer house - complete with a fridge for your drinks - and a large terrace overlook the lake, make this another great spot for gathering.

When it’s time for rest, five luxuriously appointed bedrooms have all your sleeping arrangements covered, from doubles with pull-out sofas so they can become family rooms, to a fun bunk room for up to five children. One lucky family, or perhaps the grandparents, can enjoy the self-contained barn-style annexe, with two bedrooms and a private patio overlooking the garden.

There were plenty of activities for everyone to do be it using the courts for games, swimming in the pool, board games in the living room or staying under a tree with your book. We felt secured inside the gates and the owner was easy to speak with. We are already planning our return next year!

We’ve tried to think about everything to make your stay at Mulberry Tree Cottage just perfect. In all of our big houses to rent, we provide all the essential features to cater for a family group. Here’s a list of all the practical provisions we have at the house. If there’s anything you can’t see here but need, just ask as we’ll see what we can do.

House FAQs

  • What time is check in and check out?

    Check in is at 5pm on the day of your arrival at Mulberry Tree Cottage, and check out is at 10am.

  • How many cars can park at the property?

    There is a large private driveway with space for 15+ cars, with electric gates with secure code for access.

  • Are pets allowed?

    Yes, up to four well-behaved dogs are allowed at Mulberry Tree Cottage, subject to a fee of £30 per dog. Dogs are not allowed upstairs, on soft furnishings or in the pool area. There are outdoor dog kennels available if required.

  • Are children welcome?

    Children are very welcome at Mulberry Tree Cottage. One travel cot and one highchair are available on request (please bring your own cot linen), plus toys and books. Please note, parents should supervise children at all times due to the indoor swimming pool and fishing lake.

  • Are stag and hen parties allowed?

    Stag parties are not permitted. Older hen party groups are only permitted by prior arrangement with the owner. Restrictions will apply on bookings from all-male or all-female parties if not immediate family or couples. Please contact us prior to booking.

  • How many guests can sit at the dining table?

    The dining table in the main house seats up to 20 guests plus 4 on a separate children’s table and 8 at the breakfast bar. The dining table in the barn-style annexe seats up to 6 guests, plus 3 at the breakfast bar.

  • Can I arrange a supermarket delivery to the house?

    Yes, you can order online with Tesco or Waitrose for a delivery direct to the house. We usually suggest booking a delivery for after 5pm on the day of arrival. The nearest supermarkets to the house are Tesco (6 miles), M&S (7.5 miles) or Waitrose (15 miles).

  • Can you recommend any good local pubs?

    Yes, we'd recommend the following pubs, all within a short distance of the property:

     

    The Red Lion, Caston – We highly recommend this charming traditional pub set in the heart of the picturesque village of Caston just 4 miles away. This exceptional pub welcomes families and the beloved pooch.

     

    The White Hart Hotel, Hingham – This fine country dining pub serves high quality food and local produce where everyone is welcoming including the dog. If you’re looking for a quality dining experience, we would highly recommend this country pub. And it’s located just under 10 miles from the cottage.

     

    The Eagle, Great Hockham – Just a short walk from the cottage past the picturesque village green is this public house serving a great selection of ales. This local pub is also dog friendly.

     

    The Chequers Inn, Thompson – This 17th century inn is nestled in the picturesque village of Thompson around 5 miles from the cottage. Offering hearty food and a selection of real ale, it makes for the perfect pit-stop for walkers and visitors.

     

    The White Lodge, Attleborough – This charming thatched pub and restaurant can be reached in 6 miles offering home-cooked food, cask ales and a warm welcome.

     

    The Boars, Wymondham – This is a friendly pub located 12 miles from the cottage and serves some great food, fine wines and craft beers.

     

    The Windmill Inn, Necton – We would highly recommend this traditional family-run village pub incorporating a modern first-class restaurant located 13 miles from the cottage. The Windmill is well known by the locals for its quality food. This village pub also offers an extensive wine menu, real ales, lagers and ciders.

     

    The Game Keeper, Old Buckenham – Situated 8 miles away, this family-friendly pub offers a warm welcome, local ale, fine wines and excellent food. This Grade II listed building overlooks the pasture and ponds of Old Buckenham.

  • Can you recommend any good local restaurants?

    Yes, we'd recommend the following restaurants, all within a short distance of the property:

     

    The Elveden Courtyard and Restaurant, Elveden – A 12 mile journey will take you to this relaxing dining experience, sourcing much of its own produce from the Elveden estate and farm. This restaurant serves breakfast, lunch and Sunday lunch.

     

    The Mulberry Tree, Attleborough – This independent restaurant is highly rated amongst locals and visitors alike with a Google star rating of 4.6. Whenever the clouds disappear, its alfresco garden is bathed in sun throughout the day and into the evening during summer months.

    Please note there are external CCTV cameras overlooking the outside of the property only (active at all times).

  • What is the nearest train station?

    The nearest train station is Thetford (10 miles).

  • What is the nearest airport?

    The nearest airport is Norwich (26 miles).

  • Will you hold a damage deposit during our stay?

    Yes, we ask to hold a cautionary deposit of £1,000 during your stay at Mulberry Tree Cottage. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).

  • How do I book?

    You can check availability and pricing and place your booking request online, or by calling our team on 01242 352 747.  

    When booking, we ask for a deposit of 33% of the total price, with the balance due 12 weeks prior to your stay (or the full balance when booking within 12 weeks of your stay).
